Agincare are looking for a Maintenance and Grounds Person to support our Facilities Department based within our head office, at Portland, Dorset.

Hours: Permanent Contract, 40 hours per week
Location: This position is based at our head office - Portland, Dorset
About the role:
The purpose of the role of Maintenance - Grounds Person is to be a multi-skilled operative who will assist with the daily running of all the companies’ local interests by becoming an effective and involved member of the team, including, carrying out various odd jobs such as performing repairs, maintaining property, performing renovations as and when required and tending to the grounds or pontoons.

About the Role
- To undertake repairs, including painting and repairing roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures, together with grounds and pontoon maintenance.
- To be responsible for general grounds maintenance.
- To proactively identify areas or items in need of repair in a timely manner and communicate cost effective solutions to the Estate Manager.
- To use a range of tools competently, from common hand and power tools, such as hammers, saws, drills and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- To change light bulbs, fuses and conduct regular fire alarm tests.
- To repair baths, showers, sinks, toilets, minor leaks, unblock sinks/taps and conduct regular radiator maintenance.
- To carry out basic carpentry tasks, including re-hanging/sanding of doors, replacing door locks and latches, boxing in pipe work and hanging shelves, pictures, coat hooks etc…
- To understand methods of decorating ensuring finishes to a high standard including wallpaper hanging, painting, wall preparation and basic tiling.
- To be responsible for maintaining the building and grounds in line with health and safety requirements. This will include ability to assess repairs in accordance with established guidelines as to whether repairs can be carried out internally or need to be referred externally to a contractor.
- Moving of furniture and equipment within the business.
- To travel to other sites within a reasonable distance.
- To ensure all Health and Safety procedures are adhered to and recognise when and how to act, if required, that will prevent accidents with minimal impact on the business’ operational needs.
- To ensure that the premises and equipment are maintained in a safe condition at all times.
- To ensure the business’ weekly and monthly maintenance tasks are carried out and documented appropriately.
- To ensure premises and grounds are safe and secure, free from litter and hazards including gutter clearing, grass cutting, pond maintenance, weatherproofing of fences and other wooden structures and clearance of rubbish/leaves.
- To understand the arrangements for ensuring that guests are safeguarded against the risk of abuse by identifying the possibility of abuse and preventing it by responding appropriately.
- To adhere to the business’ systems designed to assess the risk of, and to prevent, detect and control the spread of infection.
- To assist with the general standards of hygiene and cleanliness in relation to the premises and to carry out any cleaning and decontamination of equipment as required by the business Manager and by regulatory requirements.
- To ensure that the Company’s standards in relation to the upkeep and tidiness of the business are maintained.
- To report any observed faults, defects or damage to the premises, fixtures and fittings or equipment to the person in charge and to ensure Health and Safety and Fire regulations are observed.
- To support Management in ensuring the security of the business and safety of guests.
- To assist the smooth running of the business.
- To clearly demonstrate effective communication with guests, colleagues and any external bodies.
- To ensure the Company’s complaints policy and procedures are followed when dealing with any concerns or complaints raised by guests or visitors to the business.
- The post holder must ensure any changes to their personal circumstances including any criminal proceedings being taken against them, any convictions and any changes to their health that may affect their ability to work are reported to the Estate Manager.
- The post holder will be required to undertake mandatory training and any other training commensurate with their role.
About you
- NVQ in general construction operations or similar
Two years’ experience of site maintenance and improvement or similar
Team player
Ability to work on own initiative
Good organizational skills
Good communication skills (written and oral)
Knowledge of Health and Safety regulations
Ability to complete basic records of work, and the expenditure incurred
Proven joinery, plumbing, electrical, painting and decorating skills
Full driving licence and own transport
Physically able to carry out the duties of post
